Where Polish houses are for sale, and what the portals don’t tell you
You are looking for a house in Poland and start the way you would at home, on one big property portal. Below is which Polish portals carry the listings and why you keep coming across the same house.
Found something already? The order from preliminary contract to deed is on buying a house in Poland as a foreigner. What we check for you on the spot is on the homepage. Once you have a listing, how much a house costs in Poland helps you weigh the asking price; if you are after a holiday home, see holiday home or second home.
There is no single Polish property portal
houses for sale on Otodom.pl on 13 August 2026. Nieruchomosci-online.pl had 45,420 the same day. You need more than one site to see the market.
The listings are on Polish portals, in Polish, behind Polish search terms. There is no one place where everything comes together.
Where the listings are
The numbers in this table are a snapshot.
Nieruchomosci-online.pl had the most listings. For houses, OLX.pl gives no figure, only ponad 1000 (more than a thousand). Otodom and OLX have the same owner, OLX Group.
| Portal | Houses for sale on 13 Aug 2026 | What you should know |
|---|---|---|
| Otodom.pl | 45,144 | Seller type is a filter in the URL |
| Nieruchomosci-online.pl | 45,420 | Most listings |
| Morizon.pl | 32,020 | Same database as Gratka |
| Gratka.pl | 32,020 | Same database as Morizon |
| OLX.pl | ponad 1000 (more than a thousand) | Gives no actual number |

Search with the words Polish sellers use
The filters do the rough work; the gain is in the Polish words next to them. The big portals are in Polish only. Open them in Chrome and choose Translate this page: the translation is clumsy, but good enough to understand the filters and the listings.
The most important split is rynek pierwotny versus rynek wtórny, new build versus existing property. New builds usually come straight from a developer and are handed over in stan deweloperski. That is not a home you can move into: floors, painting, tiling, kitchen, lighting and bathroom finishing still have to be done in whole or in part, and what exactly is included differs per project. So always read the technical specification.
On the existing market everything is mixed together, from ready to move into to a shell that really needs rebuilding. So don’t just filter on price, also search for do zamieszkania (ready to live in), do remontu (to renovate), dom wolnostojący (detached house) and działka budowlana (building land).
Search twice. Make one search with all your hard requirements and one with wider filters. Sellers often fill in listings incompletely or wrongly, so a search that is too strict leaves out exactly the one interesting house. Save both searches and turn on alerts.
Finally, watch out for siedliska. The word is used loosely for rural houses with a lot of land and outbuildings, but legally it says nothing about the size of the plot or what it may be used for. Here too, the title of the listing is not a document.
Morizon and Gratka are one database under two names
Going through both feels thorough, but adds nothing.
Morizon.pl and Gratka.pl showed exactly 32,020 houses, with the same listings in the same order on the first results page. Both brands belong to Grupa Morizon-Gratka.
What counts is not the number of sites, but the number of databases behind them.
Why the same house keeps coming back
A Polish seller can work with several agencies at once. That is called an umowa otwarta, an open brokerage agreement.
Each agency then places its own listing, with its own text, its own contact details and its own asking price. With an umowa na wyłączność, an exclusive agreement, one agency controls the price.
The comparison site Dzialkopedia collected 374,988 listings from ten portals, on 9 June 2026. After removing duplicates, 149,124 listings were marked as repeat publications, almost 40% of the total. That left 225,864 unique offers. That count was about building plots. Whether the same share applies to houses has not been shown.
The aggregator Adresowo.pl describes the same problem: moderators remove duplicates, and where several agents list a property they show one.
For your search that means: count properties, not listings.
Behind eight out of ten Otodom listings is an agency
Where the houses on Otodom.pl came from
Snapshot of 13 August 2026. The seller filter is part of the URL, so the split can be checked. Developers have no separate count; that segment is what is left over.
Estate agency in Poland has been deregulated since 1 January 2014. There is no training requirement, no exam and no background check. Anyone can open an agency.
What did remain is compulsory professional liability insurance. The legal minimum is the zloty equivalent of 25,000 euros, per event and per insurance year.
The agent has to attach proof of that policy to the brokerage agreement, and that agreement is only valid in writing or electronic form. Ask for the proof: it is the only hard check you can do on a Polish agency.
Who pays the agent is not set by law
Polish law sets no maximum commission and does not say which party pays. Who pays follows from the contract.
Three models exist side by side: the seller pays, the buyer pays, or both pay a share. Only the agency itself can tell you what it charges and to whom.
What you sign before you see a house inside
A form presented as confirmation of a viewing can at the same time be a full brokerage agreement, including an obligation to pay.
So before you sign, check when the commission becomes due: at the reservation, at the preliminary contract, or only at the notarial deed. Go through the term, the exclusivity, the penalties and the clauses that apply if your partner, a relative or your company ends up buying.
Going round the agent afterwards is no way out. If the agency introduced the property and there is a signed agreement, the commission can still be due on a later direct purchase. A vague location and unclear photos in a listing are partly meant to make that direct route harder.
Since deregulation a state licence is no longer required, but professional liability insurance is. Ask for a copy of the current policy and have it attached to the agreement.
In the common no-sale-no-fee model the agent is paid only if the sale goes through, and with a percentage commission his fee rises with the price. That does not make him dishonest, but it does mean he is not a neutral party for the buyer. Buyer’s agents who search and negotiate only for the buyer do exist in Poland, but they are still fairly rare.
What a Polish listing shows, and what it doesn’t
The words can be translated, the meaning not always.
On Morizon, next to the date a listing was placed, you also see the date it was pushed back to the top, podbite. An old property then sits at the top as if it has just gone online.
The descriptions of condition are the hardest. Stan surowy zamknięty sounds like a weathertight shell, but the term is not defined anywhere in law. What it covers differs per seller.
| Field | Meaning | What to look for |
|---|---|---|
| cena / cena za m² | Price and price per square metre | Which floor area the price per metre is based on |
| powierzchnia użytkowa / całkowita | Usable versus total floor area | Two figures for one house |
| działka | Plot in m² or hectares | Separate rules apply to farmland |
| rynek pierwotny / wtórny | New build or existing property | Decides which tax applies to the purchase |
| stan surowy zamknięty | Shell with roof, outside doors and windows | No services, plastering or floor finishes |
| stan deweloperski | Services, inside plastering and screeds in place | Ready for fitting out, not yet habitable |
| dodane / podbite | Date placed and date bumped | Podbite makes an old listing look new |
What you can check yourself, and what the notary doesn’t do
- The land register, the księga wieczysta. Free to view online at ekw.ms.gov.pl. You need the electronic KW number, not an account. Only a certified copy costs money.
- The local zoning plan. Not in the listing, but free to view on geoportal.gov.pl and the municipality’s website.
- Blind spot: building work without a permit. With samowola budowlana, legalisation costs or a demolition order can pass to the next owner.
- What the notary does not do. His job covers the deed and the rights of the parties, not the condition of the building.
The register has four sections. Section three is the most interesting: it lists seizures, claims from a preliminary sale agreement, rights of use and warnings about the legal status.
That is what we do for you: look on the spot, read the register, find out who the seller really is. We sell nothing ourselves and earn nothing from the selling side.

Frequently asked questions
Is there one website with all the houses for sale in Poland?
No, there is no single place where everything comes together. Otodom.pl and Nieruchomosci-online.pl have the most listings, with 45,144 and 45,420 houses on 13 August 2026.
Which site has the most Polish houses for sale?
Nieruchomosci-online.pl came first with 45,420, just ahead of Otodom.pl with 45,144. That order can change from day to day.
Why do I see the same house several times?
With an open brokerage agreement a seller may work with several agencies at once. Each agency places its own listing, with its own text and its own price. Morizon and Gratka also run on one database.
Does the buyer pay the agent’s commission in Poland?
That depends on the contract. The law sets no rate and does not say which party pays. Seller pays, buyer pays and a split between both all occur.
How do I check a Polish estate agency?
There is no licence or exam to check; the profession has been deregulated since 2014. What is compulsory is professional liability insurance of at least the zloty equivalent of 25,000 euros. Ask for proof of the policy with the brokerage agreement.
Can I look at the Polish land register myself?
Yes, free and without an account at ekw.ms.gov.pl, as long as you have the electronic KW number. Section three contains seizures, claims from a preliminary sale agreement and rights of use.
